Lettings Information for Tenants

Here at Kuboo we know our stuff when it comes to finding you a new abode, so lets keep it simple... Our aim is to help you find the perfect pad as easily as possible. When you contact Kuboo one thing we can promise is we are friendly, we listen to you and you can be assured of accurate and helpful advice.

Finding you a property

Its simple just click on Homes to Let, and see if anything we have available grabs you. If nothing ticks your boxes, then please give us a call, I'm sure we'll be able to help.


If you like the look of one of our super pads, then arranging a viewing could not be easier, just go to the property description and click arrange a viewing. We also love to chat so we wouldn’t moan if you called.

Securing the pad

The important bit, once found, theres nothing worse than messing about and losing it, so  we will need from you a completed application form, so we can let the landlord know your interested. Once agreed we will then be chasing you for the appropriate money to cover the administration and referencing. Costs are £150 for a single person and £200 for a couple,  if your 2 mates it will be the same as  2 single persons. This is a one off charge to cover administration and referencing, there are no holding deposits and we don’t charge for renewals.


References are very important, without a good reference you will not be able to proceed, as here at Kuboo the Landlord is priority and their safeguard is whats important. They have trusted their pad to us, and its our job to make sure they can sleep at night knowing the right tenant won the day. We use a company called Homelet to do our referencing.

Tenancy agreement

Once we have your reference and everything is ok, we will get on with the legal bit and prepare the tenancy agreement between you and the landlord, all parties will need to sign before you can move in, the agreement is normally for a minimum of six months, which may be renewed at the end of the six months if all parties are in agreement.

Moving in

Having signed the agreement before you move in, you must pay the first months rent in advance and the security deposit of a minimum of one months rent. On the big moving in day, you will be checked in and usually there will be an inventory of condition and contents of the property .  Also you have to remember the utility bills, ie gas, electricity, water, council tax, telephone and TV licence are your responsibility to pay, the landlord will inform the relevant companies of who you are.


Rents are generally paid calendar monthly and payable monthly in advance by standing order.


The security deposit will be held in accordance with the Tenancy Deposit Protection Regulations, this we have set up My Deposits , after receiving the deposit within  14 days you will be issued with a Deposit Protection Certificate which gives you details about how your deposit is protected and details what happens at the end of your tenancy.  The deposit is held to cover damage, breakages and other liabilities under your tenancy agreement, please note that under no circumstances can the deposit be used by the tenant for rent. 


If you wish to stay on in your rental property after the end of your initial term, we will be only too happy to arrange a renewal for you subject to the landlords agreement. Please be aware although Kuboo do not charge you anything extra for the renewal, the landlord may increase the rent.

Quick reminder of what a tenant must do:

  • To pay rent on time as per the tenancy agreement
  • To pay council tax, utility bills including water rates
  • To pay all telecommunications and television costs including TV licence, broadband , cable connections etc
  • To keep the property in good clean condition
  • To report any maintenance issues to the landlord or us at Kuboo as soon as they arise
  • To ensure the property is secure at all times
  • To maintain the gardens
